Purchasing and selling a home is one of the biggest transactions in your life. For this reason, our conveyancing team take a personalised approach. So you are aware up front, we offer fixed fee pricing for sales and purchases of residential property – with all fees being payable at the time of the transaction.
You will also be required to pay for disbursements which are payments made by us to Land Information New Zealand. These particular disbursements are not set by us and are payable as part of any conveyance. Should your property sale or purchase require additional attention, our fee will increase to reflect this and we will discuss this with you. Frequently asked questions for property and residential law services
If you are selling, we will ensure rates are paid to the end of the instalment on settlement and will pay any that are still outstanding. If you are purchasing, the vendors will usually pay to the end of the instalment.
We cannot tell you exactly what time settlement will happen on the day. There are different parties involved that we have no control over i.e. banks. We will do our best to complete settlement as soon as possible.
You will be eligible to make a Withdrawal from your Kiwisaver if you are purchasing your first home and you have been contributing to your Kiwisaver for at least three years. You can withdraw any amount required but must leave a minimum of $1,000 in your KiwiSaver account. There are some exceptions to the first home rule – book in to have a chat with us to see if you might be eligible.
We offer fixed fees for our conveyancing services; they will be provided to you upfront when you engage us. The fees are then deduced on settlement when the funds arrive in our account.
Due diligence is the process of making sure a property is right for you. This can include title searches, building reports, reviewing the LIM, electrical reports and engineer’s report. Our property team can advise what checks are right for you.
